Sooner or later, most landlords find that they need to evict a tenant. The process can be confusing and can get expensive if not done correctly. I am here to help! I offer reasonable rates and will handle the process from start to finish. My practice is entirely dedicated and immersed exclusively in helping landlords with their tenant matters. From evictions to protecting and improving the rights of the landlords through my legislative work as the longest serving president of the state’s oldest landlord support and advocacy group, Washington Rental Owners Association, formerly known as Washington Apartment Association. I, with the lobby team we employ, have drafted and passed bills to help landlords as well as fighting and defeating those that would harm our industry. I have drafted and helped develop forms for landlords, now widely in use in the industry and well as regularly speaking and educating landlords in a variety of venues such as the Trends Northwest Trade Show, to which I spent 2015 as that boards president. On a personal note I got here the hard way. A proud veteran of the Marine Corps I still take pride in giving back by representing our military service men and women today. I put myself through undergraduate school and law school while working in the high-tech industry in leadership positions and raising my three children as a single father. The result is the highest level of integrity and can do attitude which are not just slogans but who I am. I respect and appreciate my clients and, as a landlord myself, I understand the difficulties and frustrations they bring to me for help at a personal level. I am not a family law or general practice attorney just checking another box to make more money. Representing landlords is my professional and personal world.

I have used Rob Trickler for my evictions for years. He has never lost a case not only have I received excellent service, he has always been available to talk to me if I have questions or a problem. He is very involved with the State Legislature and not only knows what is going on in Olympia, but writes Bills for us Landlords and passes that information on to his clients. I really appreciate what he does for me and all Landlords!!
Rob Trickler and his office staff were great at handling my eviction for me! They turned an awful, expensive experience with a very aggressive tenant into a win-win victory! Rob was a delight to watch defend me in court and we left victorious and with a judgement! His pleasant staff kept me informed throughout the entire process and I felt the fees were more than reasonable. I will use Rob for every tenant-landlord issue I have in the future. Thanks Rob!

Rob saved my sanity, helped me in an EPIC eviction. It took over two years to get this a$$h0le roommate/renter out of my life. Not Rob’s fault, the guy was a professional squatter who used every conceivable stall tactic known to the justice system to stay in my home for free. Remember the 1990 film “Pacific Heights?” Yes, tenants like that exist... He changed his locks, repeatedly walked in on people using the bathroom, and made life untenable for other renters. Actng “Pro se” over the two years, he filed multiple petitions for review, motions to modify rulings, for reconsiderations, to extend time to file, for discretionary reviews, motions for stays, reconsiderations of reviews, literally every single delay tactic possible—including rescheduling hearings multiple times. He fought every single step to the bitter end. He never paid unpaid rent into the registry, yet wrote multiple letters to the court, made multiple calls to the court, disrupted them so much that the Courthouse at 3000 Rockefeller had an alert go out each time he entered the building and had security following him around, so I was told. Fabian. I’m almost afraid to type the name lest I poke the bear... It took six months to physically get him out, and Fabian kept it going for another 18 months thinking he might get it reversed and get another payday. Between loss of rent and Rob’s very reasonable fees, it cost in excess of $7,000, and a lot of gray hair. Rob also saved me money along the way by not engaging Fabian when he could have, which would have drawn it out longer. *shudder* DO YOUR DUE DILIGENCE: — BACKGROUND CHECKS — CHECK “WA STATE COURT LOOKUP” FOR PRIOR EVICTIONS Thank you Rob, the beast has been slayed... Have not heard a word from or about him since you won the Appeal and that court refused to entertain any more of his motions. My “Fabian induced” PTSD and nightmares are finally melting away. Just so you know Rob, when my brother sold the house and I moved, I got a 1-bedroom apartment and quit renting rooms. LOL.. Do I recommend Rob Trickler? YES, with no hesitation. I am taking $50 a month and socking it away for your services, like insurance. You should start an insurance company, Eviction Insurance. Prevented my family from being taking advantage of by a landlord...on 35th Street in Everett was..rented the intier building from.....ooooo..the basement flooded with sewer...he went to tricklers office to sew ME...it was his fault his problem. Rob did not allow this landlord to abuse the system. Thank you Rob and staff. You guys are real...amazing and completely trust worthy. They look for the truth.
My situation was a little different from the usual landlord/tenant eviction, and without going into the details here, it was an eviction under no color of title which went all the way to a show cause hearing. Rob was fully prepared and addressed anything that might come up under appeal. The matter was adjudicated in my favor and at a reasonable cost. I would recommend Rob for anyone needing to do an eviction.

He and his support team had turned the nasty and complicated cases into a not too nasty and complicated by making all the things done, in a very responsive, supportive and professional way. We have had several 'out of the ordinary' circumstances in which Rob has been a tremendous help in reaching the best resolutions possible. He is ready and willing to do his research and responds in a very timely manner. One particular issue he helped us with is in regard with anything to do with service animals. He created a packet for us to give to pour residents that confirms the status of the animal through the resident's care provider, making it a streamline process for us and clearly explains to the resident the obligations regarding a service animal. With the changes continually happening in this industry it is important to have someone to help navigate and Rob stays very current so he is a great resource.

Actng “Pro se” over the two years, he filed multiple petitions for review, motions to modify rulings, for reconsiderations, to extend time to file, for discretionary reviews, motions for stays, reconsiderations of reviews, literally every single delay tactic possible—including rescheduling hearings multiple times. He fought every single step to the bitter end. He never paid unpaid rent into the registry, yet wrote multiple letters to the court, made multiple calls to the court, disrupted them so much that the Courthouse at 3000 Rockefeller had an alert go out each time he entered the building and had security following him around, so I was told. It took six months to physically get him out, and Fabian kept it going for another 18 months thinking he might get it reversed and get another payday. He is very involved with the State Legislature and not only knows what is going on in Olympia, but writes Bills for us Landlords and passes that information on to his clients. I really appreciate what he does for me and all Landlords!!
Rob Trickler and his office staff were great at handling my eviction for me! They turned an awful, expensive experience with a very aggressive tenant into a win-win victory! Rob was a delight to watch defend me in court and we left victorious and with a judgement! Rob saved my sanity, helped me in an EPIC eviction. It took over two years to get this a$$h0le roommate/renter out of my life. Not Rob’s fault, the guy was a professional squatter who used every conceivable stall tactic known to the justice system to stay in my home for free. Remember the 1990 film “Pacific Heights?” Yes, tenants like that exist... He changed his locks, repeatedly walked in on people using the bathroom, and made life untenable for other renters. Actng “Pro se” over the two years, he filed multiple petitions for review, motions to modify rulings, for reconsiderations, to extend time to file, for discretionary reviews, motions for stays, reconsiderations of reviews, literally every single delay tactic possible—including rescheduling hearings multiple times. He fought every single step to the bitter end. He never paid unpaid rent into the registry, yet wrote multiple letters to the court, made multiple calls to the court, disrupted them so much that the Courthouse at 3000 Rockefeller had an alert go out each time he entered the building and had security following him around, so I was told. Fabian. I’m almost afraid to type the name lest I poke the bear... It took six months to physically get him out, and Fabian kept it going for another 18 months thinking he might get it reversed and get another payday. Between loss of rent and Rob’s very reasonable fees, it cost in excess of $7,000, and a lot of gray hair. Rob also saved me money along the way by not engaging Fabian when he could have, which would have drawn it out longer. *shudder* DO YOUR DUE DILIGENCE: — BACKGROUND CHECKS — CHECK “WA STATE COURT LOOKUP” FOR PRIOR EVICTIONS Thank you Rob, the beast has been slayed... Have not heard a word from or about him since you won the Appeal and that court refused to entertain any more of his motions. My “Fabian induced” PTSD and nightmares are finally melting away. Just so you know Rob, when my brother sold the house and I moved, I got a 1-bedroom apartment and quit renting rooms. LOL.. Do I recommend Rob Trickler? YES, with no hesitation. That said, I hope I never see him again, unless it’s in a bar to buy him a drink. THANK YOU SO MUCH ROB!! I am taking $50 a month and socking it away for your services, like insurance. You should start an insurance company, Eviction Insurance. I will be your first customer, and I can sell the policy for you lol. (Not kidding, I can sell ice cream to Eskimos.)

Prevented my family from being taking advantage of by a landlord...on 35th Street in Everett was..rented the intier building from.....ooooo..the basement flooded with sewer...he went to tricklers office to sew ME...it was his fault his problem. Rob did not allow this landlord to abuse the system. Thank you Rob and staff. You guys are real...amazing and completely trust worthy. They look for the truth.
My situation was a little different from the usual landlord/tenant eviction, and without going into the details here, it was an eviction under no color of title which went all the way to a show cause hearing. Rob was fully prepared and addressed anything that might come up under appeal. The matter was adjudicated in my favor and at a reasonable cost. I would recommend Rob for anyone needing to do an eviction.

We have had several 'out of the ordinary' circumstances in which Rob has been a tremendous help in reaching the best resolutions possible. He is ready and willing to do his research and responds in a very timely manner. One particular issue he helped us with is in regard with anything to do with service animals. He created a packet for us to give to pour residents that confirms the status of the animal through the resident's care provider, making it a streamline process for us and clearly explains to the resident the obligations regarding a service animal. With the changes continually happening in this industry it is important to have someone to help navigate and Rob stays very current so he is a great resource.
