This attorney was sharp, creative and -- dare I say? -- hip. I walked into his office totally demoralized by an abusive subtenant situation, but he proactively suggested a landlord buyout that restored my hope. Along the way, he answered my many questions about the ins-and-outs of San Francisco's bizarre rent control laws not only knowledgeably but strategically -- with an eye towards protecting my best interests. Forget working with some jaded old fogey who's barely paying attention -- this guy's expertise and pizazz will help you stay on top of your game, and that's invaluable when you're dealing with legal negotiations concerning your home.

Our eviction case pushed Marc & his team to their limits in every way, & they pulled through with flying colors. Our case, while practically over in our favor, instead of being a normally 1 month long UD, still lingers on after 7 months not because of Marc, but because our opponent was ruled to be one of the most mean/obstructive Landlord attorneys out there, with over 20 years experience, & have an endless dirty playbook they launch against tenants which puts them at the top of the list of infamous, notorious Landlord attorneys- they are also a high volume Landlord side firm with HUGE resources & they do everything possible to bury & overwhelm their opponent, to run up costs & force missed response deadlines. So, Mark & team had to not only gone up against all of this, but had to do it under tight UD (eviction) timing measured in days (not the usual months of civil courts). UDs are usually over within a month,& usually result in settlements, few go to court. For the first 4 months of it, just to keep up with them, Marc & his team had to dedicate their complete resources to our case (virtually shutting down their legal practice to other work, so you should ignore those bad ratings saying Marc was unresponsive in that time, b/c he was in the middle of the biggest fight of his legal life!). Marc & his team were able to get each of their (endless) malicious legal tactic stricken down,& then, icing on the cake, got the judge to slap them with one of the largest (if not the largest) sanctions (penalties, like contempt of court) ever for their intentional obstructive behavior. Judges almost never give much sanctions, so Marc(& team) winning us that monster one was no small feat. Being highly legally oriented myself, I have read, in complete detail, all of Marc’s zillion court legal motions in our case, digesting his cited law/precedent & arguments, & I could go on endlessly about all the twists & turns that Marc (& team) had to overcome, but suffice it to say that given our case has pushed all the boundaries of UD law/process, Marc has demonstrated himself to me to be an extremely competent, legally knowledgeable, adept, tenacious, & caring lawyer (& person). He has the utmost integrity, ethics, & intent to do what is right by his client. While he, like any attorney, has to watch his billed time, he is extremely fair with his billed time/costs & invoices. Now, all the above are Marc’s strengths, his weak area is in the “touchy-feely” client management & relations aspects of things. While he’s a super nice & caring guy, expressing/communicating that (esp. if hand-holding is needed) is not his strong suit, for sure. That said, he is very open to helpful client input, guidance, & I personally prefer an attorney that really knows his legal stuff, is tenaciously fighting for you, & has high integrity (maybe because I’m more results oriented, & not so ‘touchy-feely’ myself). So, if you are doing a small (esp. fixed fee) contract job (like some of the negative comments on him before), maybe you’ll experience more of that, but for any serious matter that involves his team, you’ll get all the ‘touchy-feely’, interaction time you need (or can afford!), because Lauren & Curt completely pick of the slack in that area. His practice has recently expanded with Lauren now being an attorney, so I’d expect that those few bad ratings he got long ago re attention/communications will no longer apply, even on small jobs. After he’s sharpened his (legal) teeth on our infinitely complex UD case, I can tell you that the worse your UD situation, the more you need Marc Branco Law to (more affordably) kick some Landlord butt on your behalf.Another unique aspect of Marc’s legal practice is that (to make up for the near impossible to get UD jury trial experience) he has intimately teamed up with Curt Briggs, who has a fair amount of criminal law jury trial court experience, which is even more pertinent to (fact driven) nuisance UD cases.

Marc and his team helped us resolve an issue we had living in an illegal unit. The landlord was breaking the law in various different ways without serious concern or regard. Marc and his team presented several different options and timetables for us. I would recommend him and his team to others too.

Recently, I was placed in a very stressful position of confronting my landlord about some changes they made to our building. When I first reached out to Marc Branco and Partners I did not know anything. I had no idea if I was in the right, or wrong, what my rights as a tenant were, and what options were available to me to resolve the dispute. I met with Lauren and she was simply amazing. She took time to sit down with me and review my tenancy over the last 7 years. She walked me through the process and my options. She informed me that my concerns were valid and that I should be taking action. Over the next few months Lauren methodically prepared and presented our case. At each step of my case Lauren informed me of my options, asked for my opinion and did nothing without my approval. When I was skeptical that we should keep fighting, Lauren’s confidence and experience with these issues put me at ease. When I was intimidated by the big firm they brought on, Lauren wasn’t, she fought for me until we reached a resolution that met all of my needs without compromising. Lauren made a stressful, and overwhelming, situation very easy and manageable with her expertise and compassion for renters. I would recommend Marc and Lauren wholeheartedly for any of your landlord tenant disputes.

I hired and attorney Lauren Jones at the offices of Marc Branco. Both Lauren and Marc were professional and performed their work in a timely and professional manner. My matter was resolved in my favor due in large part to their legal analysis and confident approach. They were committed to engaging the opposing party in straight forward fact based negotiations. I would not hesitate to hire them again.

I had a very complex and difficult situation regarding a close relative trying to evict our family. I am a forensic neuropsychologist so I am aware if the complexities of the law. After 17 years of us paying a certain rent , this landlord tripled the rent. Marc was able to arrange 2 mediations, and write a brilliant rental agreement with a rent we could afford and that both sides were happy with. As our present landlord is also an attorney, this was a spectacular triumph. Kudos to Marc. He saved our house and our life as we know it. I cannot recommend Marc highly enough.

I would highly recommend Tiffany Patel, Marc Branco and their team if you're having trouble with squatters in your home. Tiffany walked me through every step of the legal process of how we could get these people out of my home and answered any questions I had along the way. I am so grateful for her teams hardwork as the outcome was successful and I was able to get my home back. Thank you so much.

Tiffany and Dustin expertly prepared and filed all court documents necessary for a successful outcome of our case. On the trial date, the court clerk requested an additional document that was needed by the judge since the defendants had failed to appear for trial. Tiffany and Dustin prepared the court document on their laptop computer and Dustin printed out the document on the portable printer that he had brought to court. Tiffany then filed this document with the court clerk so that he could provide it to the judge. After the judge carefully reviewed this court document, a very favorable decision for us was rendered. I greatly appreciated their preparation for our trial date. The trial would certainly have been delayed if your team hadn't been prepared to produce any additional court documents requested by the judge. The result was that additional funds were not required for this case. I would definitely recommend your law firm for any similar cases.

Totally reformed my opinion of Lawyers as people and I'm so grateful that Marc has my back. Thorough, sensitive, loyal, honest, fast, perceptive, and wicked smart. Having someone help protect your Rights, is holistic to your self care. We all need to be protecting one another and this guy has made it his life. I've had several potential points of conflict in my life as a renter, and each time he has brought sharp clarity and and peace of mind faster than I ever thought possible. I've also referred many friends, each who decided to pursue their cases, were very happy in the end. Honestly this guy is a Force of Nature and we are super lucky to have him in the Bay, with the housing climate as it is.

Mr. Branco and his team did a great job supporting us throughout the process of contesting an eviction. He was helpful in our initial consultation by efficiently and effectively determining a legal plan and strong approach to our case. Everybody was very empathetic to our concerns, especially when the case became more complicated, but the continued support and determination of these lawyers assured us that the process would work would yield results. Eventually, we were able to settle the case in a way which was beneficial to our interests and I think that the level of professionalism and confidence that Mr. Branco and his team brought to the table accounted for our success. I have already recommended this firm to others in person and I am happy to extend this reference to the broader community.
