As a real estate professional, I am acquainted with hundreds of attorneys who represent both sides of property transactions. When it came to selling my own home, Madelyn Hausman was my attorney-of-choice. From title to taxes, contingencies and agreements, she expertly navigates the details, providing sound advice with empathy and understanding. She anticipated every potential problem, found ways to save us money, and led us through a picture-perfect closing.
Madelynn was incredibly helpful and went above and beyond what anyone would expect to help me feel comfortable in my first purchase of property. She was really persistent to help get us credit for damaged items before closing and ensured that I understood each part along the way.
Madelynn J. Hausman was our retained legal advisor for the sale of our home which closed April 2, 2020. We listed the property at the end of February 2020, so the timeline from acceptance to review to close was extremely narrow. We hired Madelynn because of her experience, her intellect, and her unwavering dedication. Her preparation, knowledge, judgement, and acumen are of the highest caliber. From marking up the real estate broker's listing contract (while traveling back from out of the country no less!), through initial acceptance and the attorney review period (which incurred several bespoke inspections), to prepping and completing final closing documents, Madelynn was creative, diligent, and tireless. She provided very pragmatic, smart legal guidance to our family. For example the buyer's attorney inserted some force majeure language regarding COVID-19 which as originally written was skewed in favor of the buyer. Madelynn rewrote the rider in a more comprehensive manner that was balanced for both parties but ultimately created a more definitive bind between the buyer and the closing. We ended up not having to enforce the clause however prior to March 2020 it was a non-standard concept. Madelynn handled it creatively as a result of her intellect, experience, and legal wisdom. Probably the most critical effort was preparing for and ensuring a successful close. Due to the State of Illinois issuing a closing of all non-essential businesses and activities, there were real and highly unusual challenges to face. There was less than four business days from the day we closed out of the attorney review and inspection period until an accelerated closing date. Madelynn worked tirelessly to ensure that all necessary local government, title services, legal and financial closing documents were prepared and ready for a 10am close. We completed the close as scheduled and I believe there is no one else that could have made it happen, except for Madelynn. She is a pleasure to work with professionally and a very nice person.
