I've heard it said that any lawyer who hires himself to be an atty. has a fool for a client; apparently this works both ways for the client too. Lesson learned? Always hire somebody that does for a living the job you need done. Thank you Mr. Klurfeld, your answer 2 my Ques. was exactly what my gut was telling me, “Hire an attorney. Never let the buyer move in before payment in full.” Most of all don’t mix friendship and business. If exploiting a situation is in your nature, it seems, then that side will always take over. My friend wanted a good deal(and got it) yet he wants to remodel ASAP, at my expense. 2BR’s+2Bath, Gd Sized Rooms, Plenty Wnds,CtrlAir, Scrnd-inPorch &Coat of FreshPaint. He said as there was no “AS IS” in the contract, therefore since his ‘fixer-up jobs’ were adding up to $$$ he should be allow to deduct them from the total still owed while I wait 2 mnths 4 my next payment! Never saw that one coming but a 10 year friendshp ain’t enough to really know a guy, I guess. Why is it that we never think things like this happen to regular people? My desire was to help out a buddy and of course the cash deal was also attractive. I was shocked, felt taken advantage of, then angry; now I need a lawyer. I appreciate it, Jonathan that you are a professional and I would recommend to anyone to use your services. The fact that you speak your mind is just the frank assessment I needed to hear. More than likely, you’ve seen your share of bad decisions in real estate law and I seem to have blundered right into one of the top five. Thanks for your help for right now and in the future.
I messaged Jonathan for a few more questions that i had, he is so nice to answer them. If i need any attorney in the future, I'd definitely hire him.
Mr Klurfeld answered my questions about a realty contract in great details being very generous of his time and knowledge. It is refreshing not to get the usual answer: "get a lawyer". If you are in the Boca Raton area in Florida and have real estate transactions to do (he is also in the real estate business) I highly recommend you retain his services. I know I would!
He gave his response to my question very quickly and he seemed very knowledgeable. I would feel comfortable using his services if I decide to move forward with the action.
He provided answers my own lawyer did not provide me. I would probably use him if I haven't already put my lawyer on retainer.
Timely and simple to the point answer.
I greatly appreciate Jonathan's help with my foreclosure situation. He got me a great modification with Ocwen at a much lower monthly payment that I had before; about 1/3rd off of what my old payment was.
Mr. Klurfeld did an excellent job defending my foreclosure case for many years and ultimately saving my house getting my loan modified. I greatly appreciate his efforts and the very reasonable price he charged me throughout the case; never exceeding what I thought was more than fair to have to pay for the amount of time
Mr. Klurfeld's office did a fantastic job on my foreclosure case. After being approved for a trial loan modification once, and not liking the offer, his office got me approved yet again somehow and at a much better rate and terms. I cannot thank his office enough for the work done and reasonable fees I was charged compared to other attorneys I've worked with in the past.
Jonathan did excellent work with my house for 2.5 years. Finally we got a modification offer from Ocwen for $100k off of my principal and an affordable payment in a permanent modification. Will reccomend him to everyone that I know.
