I contacted Jim in hopes that he might be able to help me with some trouble I found myself in with my local government's ordinances regarding land use for parking spots at my home. After listening attentively and asking pertinent questions to better understand my situation, he informed me in the nicest way, that my situation was not the type of case he specializes in. While any other attorney might be done with a non-potential client like me at that point, Jim later emailed me a list of attorneys who he thought might be able to help me. I was dumbfounded. Wow! Jim is truly a good Samaritan and I can't thank him enough for his empathy, time and providing me the list of alternative attorneys. The kindness he has shown me restored my faith in my fellow man! Tell me, when was the last time an attorney made you feel that way? Yeah, me neither.
I highly recommend James Heard. He researched thoroughly all laws and codes in an 11 million dollar lawsuit against me. He helped me win my case with damages awarded He helped get the Lis Penden removed so I could sell my property. He is very efficient. Excellent attorney.
I was referred to James Heard for help with a permit appeal for a residential remodel in San Francisco. The matter included a complex mix of SF permit procedures, engineering and land use issues, and California civil code. James was extremely generous with his time, even before I officially retained him. He exchanged ~20 emails with me, did preliminary research, and offered strategic advice. I talked to several other lawyers, and none were as helpful or knowledgable as he was in the pre-hire phase. I did not end up needing to make use of James' services, but if I am ever in need of a Land Use lawyer again (heaven help me), I would definitely contact him first.
In our case, James was astute from the outset that immediate action needed to be taken in order to (rightfully) keep our only estate asset (my Mom's house) in the Trust. We were "victims" of predatory real estate schemers who would manipulate mortgage "defaults" and then swoop in and pay cash for the small amount of the loan, claiming ownership. James immediately conducted the appropriate research and we worked as a team compiling information to substantiate our case. Within only a month's time and due to James' perseverance, we were able to "reclaim" our property. James was also thorough in taking care of all the follow-up details.
Jim was thorough, conscientious, and reasonable. Kept me apprised of all material developments, and answered all communications promptly. His fees were also very reasonable. I would entrust him with any matter of consequence and size, and look forward to working with him again.
