I hired Mr. Dunkin to appeal my real estate taxes almost a month before the filing deadline. I signed his fee agreement and he did nothing. I had to call the county to see if an appeal was filed and they said no. I went back to Mr. Dunkin and he said his secretary sent out a no action letter, which I never received. The deadline to appeal had passed so I have to wait another year and my taxes will be substantially higher this year. If he had the courtesy to let me know I had no case I could have appealed myself and possibly saved something. Mr. Dunkin "cherry picks" the easy cases and ignores the others. There are much better attorneys out there who can get your taxes lowered or they will inform you they can't before the deadline.
