About
My practice emphasizes residential landlord-tenant litigation and practice. I represent clients in designing their operations to avoid legal issues, from the first sign of trouble through settlement, arbitration or trial; and, when necessary, to judgment enforcement or appeal. I use my experience working and writing for local judges to frame cases in the best light for my clientsI am a familar face to many in the landlord-tenant field. I serve on the Board of Directors for the Rental Housing Association of Wahington and act as the Co-Chair of the Legislative Committee. I have testified before cities as well as the Washington Legislature on landlord-tenant laws. I am also a regular speaker at landlord-tenant seminars for attorneys and real estate brokers; a partial list of presentation topics is included on my main profile page. If you would like me to speak at your event, please contact me using the message feature below.I am a member of the Washington State Bar Association, the Real Property, Probate and Trust Section, and the Debtor Creditor Rights Section. I am also licensed to practice in the United States District Court and United States Bankruptcy Court for the Western District of Washington. Prior to entering private practice, I was a law clerk to Chief Judge Marywave Van Deren of Division II of the Washington Court of Appeals as well as a volunteer for the King County Bar Association's Housing Justice Project and for the Tenant Law Center, a division of Catholic Community Services of Western Washington.

Christopher represented me in a landlord and tenant dispute, where the tenant broke lease and caused property damages. Christopher displayed thorough and solid understanding of WA landlord and tenant law and professionalism. His superb and efficient negotiation skill and expertise in this topic of law brought the dispute to an end with good result within short time frame. Tom Lee in this firm is also very prompt, supportive, and pleasant to work with. I definitely recommend and will keep team Cutting for landlord/tenant law services in WA.
I did not hire Chris as he addressed all my questions in my initial request, but I will definitely hire him when I have the need. I sent Chris a question regarding landlord rights and responsibilities dealing with companion animals. Chris responded back promptly and provided a very thoughtful and thorough response with a lot of very good information. i really appreciated the time he took to provide this information to me, and will turn to him when I need a good lawyer.
Christopher Cutting has helped represent me several times in my legal needs. His knowledge of the landlord tenant laws and understanding of tenants negotiation is invaluable. He gives a clear picture of his representation and his staff is there to answer any questions. I am a long standing landlord in the King County area and will be using his firm for all my legal needs in the future.
I used Christopher's services for an eviction in Seattle. We were able to settle without going before a judge and Christopher was prepared with a great settlement package that ensured security for my client receiving what was due in rent, fees and legal costs.
So here's my story... For the second time in my career I had to deal with an eviction. Given how devious and manipulative of the system the tenant was, I felt considerable pressure especially at the zealotry exhibited by the city they had contacted to pursue me. Naturally I called Evan Loeffler who had handled my previous case with exceptional merit. Evan reminds me of a bantam fighting rooster and I love seeing that kind of aggressiveness in my lawyer. I have to admit when Evan said he was quite booked and suggested a coworker, I was quite disappointed. I did however trust his judgement. Christopher quickly gathered the relevant facts and instantly formulated a plan. He was direct and to the point and made understanding the process quite clear. I also appreciated that he did come up with back up strategies just in case. He was punctual and all paperwork was handled same day. I could tell he was busy but felt he was very responsive and kept me appraised throughout the process. What I appreciated most is when talking with each other, the conversation was as if between a couple of friends in open, communicative and down to earth terms; not some clinical, apathetic, stereotypical lawyer talk. While professional at all times, I found the occasional expletive was particularly reassuring. When it came time for court I was a bit taken aback by how young he seemed since that was the first time we met face to face. Additionally, when he mentioned the opposing counsel we'd be facing was his former mentor and a veteran of 30 years my heart sank as there was a lot riding on the outcome. While I had no doubt my position was justified, I understood that had little bearing on the case compared to what you present and how you prove things. Opposing counsel presented some clever arguments to start. Any doubt I may have had faded the instant it was Christopher's turn to address the court. He was bold, assertive, spoke clearly and confidently and went for the throat from the start. He was concise and presented undeniable facts and I could tell the tide had immediately shifted with the judge. Opposing counsel now seemed unsure, hesitant and pleading while trying to grasp at straws by comparison. To be honest, when the arguments started getting very technical I didn't understand much. However, what was quite clear is that opposing counsel seemed to be trying to distract with drawn out, flowery speech and attempting to apply lots of confusing and irrelevant technical jargon. Christopher by comparison was laconic, effectively countering with specific and succinct points that left no room for counterargument or wasted speech. My last encounter with the courts and the city had opened my eyes of how real the possibility is that you may find yourself in a world of hurt based on some trivial technicality, despite being in the right. The victory this time was so complete, it actually restored some of my faith in the system. I hope to never have to use Christopher's services again but should I ever find myself in a similar situation I will not hesitate to contact him.
Working with Christopher has been a wonderful experience! His ability to keep my informed allows for great communication that I am also able to pass along to my clients. I have enjoyed working with Christopher so much so that I have chosen to work exclusively with him. His knowledge and compassion has been incomparable through and through. Thanks Christopher!
Called in for a consultation regarding a landlord/tenant dispute over the security deposit. Previous tenant threatened to take me to court over partial refund being a late payment and was seeking 2x the deposit amount in damages. Chris was very knowledgeable and pointed out something key that made me realize I actually had a stronger case than I initially thought. Replied to tenant's "Demand Letter" with full confidence.
Christopher Cutting helped us with an extremely difficult eviction and repossession of our equipment and belongings that were kept at the residence. Christopher is very thorough and worked long hours into the night due to the urgency of our case. He informed us of all possible outcomes - both good and bad. He protected our rights during and after the process. The process involved court proceedings, police, and a very aggressive and abusive tenant. Christopher handled negotiations under difficult circumstances and to our satisfaction. He remained very calm and focused during the entire time. He was there the entire day of repossession in the frigid weather and did not leave even for food! We highly recommend Christopher without hesitation.
I would, and have, happily recommend Christopher Cutting for legal real estate matters. His knowledgeable guidance has allowed me to work swiftly for my client (and we have presented him with some challenging cases). I appreciate his quick action and availability when working on our cases.
I am very satisfied with the work Mr. Cutting did on my behalf. I needed to evict a delinquent tenant, and Mr. Cutting's work swiftly secured a judgement in my favor, and the prompt return of my property. I would not hesitate to recommend him, and I will undoubtedly retain his services in the future, if and when I require them.
