About
I became a lawyer to help people. My legal services are heart centered, direct & honest, flat rate and about the relationship not the billable hour or the transaction. I work with tenants, families, individuals and small business owners to ensure that they have a plan in place in case the worst happens. And I make sure that the plan that they have will work for them when they need it most and keep their loved ones left behind out of conflict and court. Having a trust or a will is not just for the rich, it is not something you should wait until you are old to do. Every single adult individual or family with minor children, no matter how modest their means or age, needs a plan in place to ensure that if they die things are taken care of for the loved ones they leave behind. If you think planning is too hard, too expensive or just too confusing, I encourage you to book a call with me and we can discuss your options. The consultation is complimentary, the planning will be priceless. In the Landlord Tenant realm I am first and foremost a Tenant Advocate. Most problems that face tenants are in grey areas where clear, compassionate and honest communication along with creative problem solving is necessary to resolve the issue as quickly as possible. I will honestly advise you on what your options are under Washington State and/or Seattle housing law and be direct about how to exercise your remedies in the particular situation. I am going to look for and advise on how to reach win-win, not about how to create a litigious situation. I do not do litigation, however I will work very hard to find a negotiated solution on your behalf or if litigation or some type of court action is needed you will be referred to those who can help you. I also represent small landlords to assist them in setting up the appropriate structures to work within the rules and regulations of Washington and Seattle landlord tenant law, as well as advising them on the right thing to do when facing challenging situations with tenants. Legal services should be accessible to the average person facing challenges or wanting to protect their housing, grow their business, or gain income from the fruits of their labor. That is why I offer flat rate services on a sliding fee scale to individuals and small businesses. I have 16 years of volunteering with the Housing Justice Project in Seattle and this decade+ of experience has put me on the front lines of Landlord/Tenant disputes and given me a lot of wisdom for resolving situations for tenants and advising landlords on their responsibilities in private practice. I am also a renter in the City of Seattle, and advise from my own personal experience. I believe there is always a solution to a dispute that does not involve litigation or costly long term representation. No question is a bad question and it my responsibility to my client to look at the entire situation and give advise from both a legal and compassionate human perspective. I have done a good job if my client is educated and empowered as a result of our interaction. I offer comprehesive business creation, maintenance and strategic advisor services. Business law is not just about forming the right entity, checking a box and moving on - but looking at the holistic picture of the business, its goals, and using my outlook as an attorney and consultant to be a trusted advisor, to prevent troubles before they are encountered. I ensure all of my clients have essential foundations of their business in place for legal, insurance, finance and taxes. I offer estate planning for individuals, families with minor children, working class families, and beyond. Planning for after you are gone is some of the most important planning you can do for your loved ones. It is never too early to plan for your death, but it can always be too late. All my planning services are flat rate and scale from economical to an investment in protecting your families wealth. When I am not advising clients I teach project management for the University of Washington, write a travel/food blog, poetry and memoir, I photograph the world around me, practice Buddhism, and I am a spiritual Guide in the Lineage of King Salomon, meditation facilitator, and I coach individuals on many aspects of leading a joyful empowered life using metaphysical and secular tools to cultivate abundance. I try to smile and have gratitude for this life every day. I look forward to talking to you.

Angel was able to effectively communicate and guide the process of establishing our Trust and Will. We are pleased with her professional expertise.
At the start of the COVID 19 pandemic my 87 year old mother was diagnosed dementia and cancer with Dr.'s order to avoid human contact. I soon discovered that her will and power of attorney documents were nearly 20 years out of date, with the wrong person left in charge of both hers and my estate and medical guardianships. We needed to update our documents quickly but with little contact since my mother's health was fading rapidly. In just a few days Angel Latterell had created new documents for us both, which were concise, without a wasted word and precisely what we needed at a very reasonable price. Thank you Angel, we both agree that our communication with you and the resulting documents could not have been a greater success.
Angel kept me calm in a very infuriating situation, namely a tenant who used the eviction moratorium to prevent me from moving into my own home! She gave me good advice, responded quickly, and helped me refrain from doing anything rash. I definitely recommend her services.
Well organized, knowledgeable, relates easily, readily available, patient, has a support staff
Angel was invaluable in contacting our former landlord who lived out of state and refused to refund our security deposit without cause. It was an extremely stressful time trying to contact him on our own without any success. Luckily we hired Angel and she was able to write a informative letter stating facts, codes and consequences that educated him on tenant/landlord contracts. Even when he still refused, Angel was persistent and was able to obtain our deposit from him. She was very patient explaining her course of action with us every step of the way. She provided us with invaluable advise and perspective with her legal expertise and compassionate outlook. She has become not only our family attorney but our trusted friend.
We were renters of a house in which the washing machine had flooded due to mechanical failure and damaged much of our property and the landlord's sub-floor insulation. His insurance covered his property, while our renter's insurance covered our property. However, neither wanted to be stuck with the whole bill and the landlord's insurance put in a collections directly to us after our insurance refused to pay. We put out an inquiry for an attorney explaining our situation. Angel answered our inquiry and spoke directly on the phone with us offering a consultation to explain how she could best help us in our predicament. After the consult, we agreed to hire. She offered a flat rate for a certain amount of hours, which we found very reasonable compared to the amount the insurance was wanted to collect. She wrote an advocacy letter to the landlord's insurance/attorneys explaining the Washington state protection laws for renters, since the insurance company was based in another state. Her letter was persuasive and factual. After the letter was sent off, she did let us know it was now a time to "hurry and wait", but sometimes, the attorneys won't even respond. Sure enough, about 3 months later our landlord contacted us and send us a copy of a letter from his insurance stating they were closing the case without collections. No word was sent to us from them. Angel assured us the case was closed. She was very kind and sympathized with our concerns and very willing to answer questions and revise things as needed. She calmed our fears and was reassured us that our actions were correct. It was a joy to work with her.
Consulted angel on a situation where property manager wrongfully withhold landlord and tenant's money. Angel has been patient and explain all possible options that I have. And she have client's best interest in heart and recommended most cost efficient way in handling the situation. Would recommend.
Angel is extremely responsive, polite and positive. She has been a tremendous help to me during a difficult situation.
I have an investment property and it's tenants were having issues paying rent due to COVID-19. I had no idea about what to do, so I started looking for a lawyer with deep knowledge on the COVID rules for landlords, 6 phone calls later and after talking to three different lawyers I finally found Angel and she was amazing! I was under a lot of stress for this situation and after speaking with her the first time I understood the options I had and felt confident that we were going to handle the issue in the best way possible for all the parties involved. She provided very sound advice that helped me make my decisions and provided answers to all my questions. I highly recommend her!
Angel Latterell helped me get the title for my home that I had been trying to get a hold of for many years. She was very good at making sure that I understood every process needed to do and she did everything that I asked for. I would most definitely reach out to her again if I needed help with something like this again.
